Individual Leasing
Your financial responsibility is only for your student’s space, unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of University Suites for any reason, you do not have to worry about covering their portion of the rent.
On-Site Professional Staff
Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. University Suites offers 24-hour emergency maintenance so that your students comfort is not affected.
Roommate Matching
If your student does not have a roommate in mind, we can find them one! Each future resident will complete a Roommate Matching form so we know what they are looking for in a roommate. During the summer, we spend weeks looking at these preferences and matching them up with the best person we can find!

What does it mean to have an individual lease?
Individual leasing means that you alone are renting a space (bedroom) within a larger apartment and each person is only responsible for their portion of the common areas and their bedroom suite. You may end up with random roommates in your apartment if you didn't request a roommate, since you are only leasing your bed space.
What If I Need Maintenance Done In My Apartment?
If you need maintenance done in your bedroom or apartment, contact the front desk, especially in the event of an emergency. You can also simply go to the resident portal and fill out a maintenance request.
Can The Lease Be Broken?
The lease at University Suites is binding and cannot be broken. If you cannot live here at University Suites after singing the lease, you will need to re-let their bedroom. Please call the leasing office for information on re-letting.

University Suites sits adjacent to Wright State University’s campus. Our property location allows for an easy, elegant 10 minute walk to campus.
